Are you struggling to pay your mortgage? 

ESOP, a subsidiary of Benjamin Rose Institute on Aging, can negotiate with your lender to help you obtain an affordable loan modification and may be able to save your home from foreclosure. 

Qualified applicants can receive up to $25,000 of mortgage assistance relief. 

Our HUD Certified Housing and Financial Counselors are foreclosure prevention advocates that can obtain financial assistance and/or negotiate with your servicer for an affordable mortgage solution. 

We have extensive experience negotiating with many loan servicing companies to help you achieve sustainable mortgage solutions – at no cost to you. 

Since 2005, ESOP has assisted more than 65,000 homeowners. 

Don’t be in denial.  Ignoring the problem will only make it worse.  As soon as you anticipate a problem, do something.  Even up until your home is scheduled for a foreclosure sale, there is still hope for you to save it.

Housing Assistance Fund (HAF) for Ohio Homeowners 

The U.S. Department of Treasury is providing funding through the Homeowner Assistance Fund established under the American Rescue Plan Act of 2021. In Ohio, the program will operate as Save the Dream Ohio: Help for Homeowners. 

The program will include assistance for utilities, property taxes, homeowner association fees, and mortgage payment assistance. 

Homeowners are eligible to receive assistance if they experienced a financial hardship after January 21, 2020, and have incomes equal to or less than 150% of the area median income.

Mortgage Assistance Program (MAP) Available in Cuyahoga County 

The Cuyahoga County Mortgage Assistance Program (MAP) offers mortgage payment assistance to homeowners who have been impacted by COVID-19, via a zero-interest, deferred loan of up to $2,000. The loan is payable upon sale or transfer of the property. 

MAP provides one-time mortgage assistance to Cuyahoga County homeowners who meet income eligibility guidelines and are having difficulty paying their mortgages because of the financial impact of COVID-19. 

Transition Options 

Programs are available to assist homeowners who are not qualified for home-saving options.  There is still hope for alternative housing solutions.   

DON’T JUST WALK AWAY!  You will remain the owner of your home until the title transfers to a new owner. Abandoning your home does not automatically relieve you of responsibility for mortgage payments, taxes, code violations and liabilities for injuries that occur on your property.

Don't Become a Victim of Mortgage Scams!

Homeowners beware! Fraudulent rescue scammers are trying to get your money. They pretend to be from government agencies or legitimate companies and promise to help refinance or modify your mortgage through government programs.  

Foreclosure prevention counseling is available free of charge through HUD's Housing Counseling Program. Homeowners should never have to pay to participate in programs. Beware of anyone charging for these services. Free help is available at ESOP.

Ana Gonzalez

Ana Gonzalez is a Senior Housing and Financial Counselor with Empowering and Strengthening
Ohio’s People (ESOP). ESOP is a non-profit HUD approved housing and financial counseling
agency and is a subsidiary of Benjamin Rose Institute on Aging. Building on her experience in
client services at community development corporations, Ana began working for ESOP in 2008
where she started as a Foreclosure Prevention Advocate.

Ana Gonzalez is a Senior Housing and Financial Counselor with Empowering and Strengthening
Ohio’s People (ESOP). ESOP is a non-profit HUD approved housing and financial counseling
agency and is a subsidiary of Benjamin Rose Institute on Aging. Building on her experience in
client services at community development corporations, Ana began working for ESOP in 2008
where she started as a Foreclosure Prevention Advocate.

Ana is a HUD Certified Counselor, and she holds several qualifications in financial, housing, and benefits counseling, including certifications from the National Community Reinvestment Coalition (NCRC), NeighborWorks, and the Ohio Senior Health Insurance Information Program (OSHIIP). She has made significant contributions to ESOP’s housing stability services, homebuyer education, and free income tax preparation in partnership with the Volunteer Income Tax Assistance (VITA) program.

Ana completed her education at Cleveland State University where she received a Bachelor of Arts in Communication.
